Home Staging is the art of preparing your home for sale. It's not decorating, it's setting the stage for buyers. Savvy sellers know that to receive top dollar, their home needs to be presented as premium real estate. This is exactly what CENTER STAGE of Plano can do for you. Let us help you begin the selling process with confidence and style. We have a number of home staging options to choose from:
Option 1:
A verbal consultation is an excellent choice for budget minded sellers. We will walk through the home with the seller and give exact instructions on improvements and changes that will bring great results. Homeowners can ask all the questions they want and are encouraged to take notes or record the consultation. A verbal consultation is a very cost effective choice at $125.00.
Option 2:
A written consultation is much more in depth and provides a total checklist and timeline to follow. We begin a written consultation with an overview of curb appeal, then move through the entire home and conclude at the back of the property. No area is overlooked. Pictures are taken of every room and a detailed outline of items needing to be completed is listed in order of priority. We also work with the homeowner to manage the process. A written consultation is usually 25-30 pages in length and is a comprehensive plan that the homeowner can follow for results that are spectacular! This is an excellent option for those homeowners who want to roll up their sleeves and do the work themselves. The investment in a written consultation is approximately 15 cents per square foot.
Option 3:
Staging an occupied home is an excellent choice for homeowners who need to get their home on the market and sold as quickly as possible. An overview of the concept for the home is developed from pictures taken of the home and then our team returns and stages the home using existing furniture and accessories. With this option, the home becomes eligible for a sign rider showing that it is a staged property and it will be listed on the Staged Homes website at no charge. We also provide a pre-open house check-up and will work with you to provide the extras you need to have a highly successful open house.
The investment in this option depends on the requirements of the home. We will meet with homeowners and detail the entire bid.
Option 4:
A quick and easy option just for realtors. One of our professional stagers will meet your photographer at your client’s home to ensure that MLS pictures show off the great potential of every room. A stager will help remove items and declutter before a photo is taken. No more embarrassing shots of a cluttered kitchen or messy room! The investment in this option is $25.00 per room (minimum of 3 rooms) and must be booked by a realtor. If your client decides at that time to stage their home (Option 3), the investment in Option 4 will be deducted.
Option 5:
Vacant doesn’t make it! We work closely with two of the most respected furniture rental companies in the DFW area and can provide just the right touch to a vacant property. We provide accessories and the perfect extras that intrigue buyers.
The investment in this option is dependent on the scope of the project.
